It all starts with a valuation:

• I’ll conduct a quick visit to the property and take down all the facts and figures.
• Going back to the office and do an extensive Comparative Market Analysis.
• Sending the valuation report to the sellers.
• There will be 2 suggested listing prices depending on the time frame the owner has in mind to sell: 21 Day or less or 45 - 60 days.

To be fair on us and home sellers the following conditions apply when we list a property on the “Sold in 21 days- Plan”:

• Are there tenants in the property? Offering the Plan will be subject to the co-operation of the tenants with regards to access and an acceptable standard of show ability of the home/apartment. We reserve the right to cancel the 21 Day Selling Plan at any time if this is not met.
• Areas: We offer the Plan in Durbanville, Uitzicht, Buhrein, Kraaifontein west of the N1, Brackenfell, Bellville-North and Bellville South of N1. Please enquire if you are not sure whether we cover your area.
• Homes up to R3500 000 can be enrolled.
• What if the area or price or valuation is not falling into the scope of the Plan? Then we might still take on the listing but not guarantee it will sell in 21 days.
• We require an exclusive sole mandate for 60 days.
• Our normal commission rate is 5% +VAT. The rate is negotiable, but if we sell after 21 days the 50% fee will be based on 5% +VAT. Meaning it will be 2.5% +VAT.
• It is a condition that we will have minimum 3 days a week access to do viewings at the home.
• We don’t do show houses on Sundays but need access for viewings on at least 1 day over a weekend.
• The 21 Days start from the day the home is market ready and professional photos as well as 360 photos are taken and listed on websites.
• We can network with other agents to see if they have buyers on their database, after 14 days. In most cases we sell alone.
